CURRENTLY IN DEVELOPMENT

We have been in discussions with our friend and real estate agent Garrett Brown on how we can support each others business and clients since we are both in the business of HOME. One problem we identified is that buying an old home only meets the criteria for a limited amount of home buyers. So these homes get overlooked and are less valued. There are neighborhoods all over the region where a new home on a smaller lot is just a block or two away from an old home and valued as much as 4 times the old house. It is quite possible to renovate that old home all at once or in stages over time so that it meets the criteria of a buyer and valued not much differently than new home down the block.

What if a home buyer could see a conceptual design on what’s possible and be a tool to consider in purchasing a home? Does that attract more buyers? Will it allow buyers to see the long term investment potential? Will it fetch a higher selling price?

Visual is modifying our entry level home design services so that home buyers have more information to help guide home buying decisions. We are providing this service at a low price of $800 as we expectat that some of our conceptual designs will turn into full scale design, manage and get built projects.

This service is open to all parties in the real estate profession but we are currently targeting the listing agent for individual home buyers. This service can also be tailored towards investing buyers and we can provide our expertise in design to determine if a property is worth the investment. No matter who uses this service our expectation is that it leads to quick decisions.


Here is our initial outline of this service.

The process: 1-2 weeks from start(#4) to end date (#5)

  1. Requesting our service will be a form accessed from our web page that is filled out in which Items #1-3 (agent) are provided, service fee is paid, start date.

  2. Site Consult

  3. Possibilities defined. Example: How much bigger? How many more rooms? What to add?

  4. Items #4-8 (agent) delivered or obtained during site consult (START DATE)

  5. Deliver: Visuals (END DATE)

What Agent Provides 

  1. Provide data of house being listed. (Photos if available) (# of rooms, building and property areas in SF, year built, ect….)

  2. Provide data for newer construction home in the immediate neighborhood. + MLS Photos

  3. Provide data of 4-7 recent houses sold that are valued  25%-100% than the house being listed + Photos. (ensure houses are sprinkled throughout that range) + MLS Photos

  4. Distance from house to property line where there is room for an addition. If property line is unknown; fence lines, sidewalks, streets and other features can be measured to the existing home to be used for conceptual design purposes.

  5. Provide purchased Matterport link along with Matterport pdf floor plan.

  6. Drone footage if available. 

  7. Two or Three High Res images at different perspectives from street view of of house.

  8. Complete photos of exterior property. (high resolution not required)

  9. Start date of services is based on delivery of all the above listed items.

What Visual Provides

  1. 30 minute site consult.

  2. 8x11 PDF for printed flier showing before after plan and front elevation for open house (2-sided?)   Showing: Before & After data, rough construction estimates that identify renovation as multiple projects with separate prices.   (example: Sedillo, 1. Garage $500K 2. House remodel $500K 3.outdoor living $50K 4. Site work $75K )

  3. Formatted Digitally for social channels

  4. We will promote your listing on Visual social channels.

  5. Conceptual Site Plan - Additional Service $400. May be required if adding a ADU or other buildings on site.

Questions to consider

  1. What is a typical reasonable turn around time? 

  2. If In a time crunch what is the fastest turn around from Virtual Tour (matterport) receipt to delivery?   Would anyone ever need it next day? 

  3. Understand more how the data in #1 thru #3 is extracted and what format we can receive it in.   This data design can be used as the primary design direction.  Ideally, this is a simple Spreadsheet/ Smartsheet that incorporates into a streamlined process;

  4. Long term can this service be 100% virtual to lower costs, increase scalability and turn around time?   Site consulting can be provided as an additional service.  

Fine Print

We make no assumptions if the house is structurally sound or not during this initial design consult.    

Precision tolerances are only as good as those that Matterport provide.

This is conceptual design only. Further onsite verification and research required to develop plans for permit approval and construction.
